Description | Title: Maintenance Supervisor – Plumbing/HVAC
Reports To: Facilities Manager
Position Purpose: To organize and direct the plumbing/HVAC department in order to keep the District’s facilities and equipment maintained and operational so that they present no problems or interruptions to the education program.
Qualifications:
- High School graduate or equivalent.
- Successful completion of a course of study in plumbing or heating, ventilation, and air conditioning from a high school, trade, or technical school or completion of an apprenticeship training program in the plumbing or heating, ventilation, and air conditioning trade, and a minimum of ten years experience in plumbing or heating, ventilation and air conditioning within a commercial, industrial, or facilities operation setting. Any equivalent experience and training which provides the required knowledge, skills, and abilities will be taken under consideration.
- Successful completion of a Master Plumber or Master HVAC Technician Program, or an equivalent experience and training which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
- Experience and training in plumbing, lawn and irrigation, pumps, steam traps, boiler repair, food service equipment repair, etc. Such alternatives to the above qualifications as determined to be appropriate and acceptable.
- Knowledge of steam, water, and natural gas distribution systems maintenance and repair.
- Knowledge of plumbing codes, environmental protection requirements, and applicable OSHA regulations related to the plumbing, heating, ventilation, and air conditioning trade.
- Knowledge of standard practices, tools, and terminology in plumbing, refrigeration, air conditioning, heating, electronics, and other assigned skill areas.
- Familiarity with plumbing, lawn and irrigation repair, pumps, steam traps, boiler repair, food service equipment repair, etc. Such alternatives to the above qualifications as determined to be appropriate and acceptable.
- Demonstrated proficiency with Microsoft Office software programs to include word processing, spreadsheets, Power Point, etc.
- Demonstrated ability to supervise, direct, and engage personnel in carrying out multiple work assignments.
- Ability to handle multiple priorities in a highly demanding team atmosphere, make decisions with limited data, and process information in an orderly, accurate, and timely manner.
- Ability to write specifications and schematics, and to work from blueprints, sketches, written and verbal instruction, and to understand the technical language within the assigned skill areas.
- Ability to design or modify components to meet job requirements in the assigned skill areas.
- Must have a valid Kansas driver’s license and possess a good driving record.
- Ability to work in varied weather and temperature conditions.
- Ability to work from heights and in confined areas.
- Knowledge of colors.
- Ability to perform work independently according to prescribed standards and procedures with a minimum of supervision.

Performance Responsibilities:
- Reports to the Facilities Manager to receive each day’s assignments.
- Supervise and evaluate department staff performance.
- Carry out job duties according to District policies and enforce these policies with all personnel under direct supervision.
- Provide or facilitate training for department personnel related to policies and procedures, safety, continuing education, etc.
- Evaluates, directs, and coordinates responses to emergencies relevant to department.
- Plan, schedule, coordinate, and oversee the workflow of department personnel.
- Estimates time, material, and labor costs for various work carried out by department personnel as well as for contracted work.
- Maintains records including purchasing requests, payroll sheets, work orders, equipment purchases, capital outlay projects, bidding documents, inventories, cost estimates, etc.
- Assists with capital outlay budget for major and minor projects related to plumbing, heating, ventilation, air conditioning, etc. Ensures competitive bidding and pricing.
- Prepares and processes purchasing documents.
- Ensure that department personnel respond to work requests in a timely and courteous manner.
- Ensure that department personnel perform maintenance and repair tasks in accordance with appropriate standards and procedures.
- Assign and oversee a variety of work assignments including such things as general plumbing, component repair and replacement, pipe fitting, machine repair, repair and replacement of hot water tanks, repair and replacement of various types of kitchen equipment, remodeling bathrooms, repair and replacement of sprinkler systems, roof drains, sewer traps, etc.
- Direct and assist department personnel in coordinating, executing, installing, repairing, servicing, and maintaining various types of plumbing equipment (Faucets, lavatories, toilets, urinals, flush valves, sinks, water heaters, drinking fountains, garbage disposals, backflow devices, valves, hose bibs, drains, water meters, combi-ovens, hoods, exhaust fans, coolers, freezers, dish washing machines, steamers, kettles, convection ovens, milk coolers, ice machines, tilt brazing pans, ice cream machines, hot carts, cold carts, and commercial mixers), piping, domestic water systems, sewer systems, mechanical systems, and related devices.
- Direct and assist department personnel in repairing and maintaining boilers and air conditioning equipment.
- Direct and assist department personnel in repairing and replacing domestic hot and cold water lines, domestic recirculation lines, and sewer lines.
- Direct and assist department personnel in repairing and replacing steam to hot water exchangers for major building heating systems and pools.
- Direct and assist department personnel in repairing and replacing pneumatic steam valves, radiator valves, traps, and condensate pipes.
- Direct and assist department personnel in repairing and replacing domestic hot water heat pumps, chilled water pumps, sump pumps, and sewage pumps
- Direct and assist department personnel in installing, testing, and repairing all sizes of backflow prevention devices.
- Direct and assist department personnel in maintaining and repairing all natural gas services including valves.
- Direct and assist department personnel in filling pipes or plumbing fixtures with water or air and observe pressure gauges to detect and locate leaks.
- Direct and assist department personnel in measuring, cutting, threading, and bending pipe to required angle, using hand and power tools or machines such as pipe cutters, pipe-threading machines, and pipe-bending machines.
- Direct department personnel in winterizing equipment, facilities, etc. as necessary throughout District.
- Direct department personnel in replacing and repairing defective pumps, fans, capacitors, leaking lines, etc.
- Direct department personnel in selecting type and size of pipe required for a particular job, locate and mark positons for connections and fixtures, and install supports and hangers for pipe, fixtures, and equipment.
- Direct department personnel in using meters and probes as necessary to test or verify proper operation of power supply.
- Direct department personnel in repairing, replacing, or calibrating controls, thermostats, switches, fuses, and electrical wiring; facilitate, assemble, and install electrical wiring, controls, and piping according to specifications and code.
- Direct department personnel in wiring and connecting motors, compressors, temperature controls, and humidity controls according to wiring schematics.
- Provide technical assistance to other personnel as necessary.
- Direct and assist department personnel with development and carrying out preventative maintenance program and inspections, including, but not limited to, domestic water systems, sanitary waste drainage, belts, filters, thermostats, etc.
- Follow the District’s system for the receipt and issuance of parts and supplies as well as maintaining recordkeeping and inventories.
- Attend appropriate training sessions, meetings, and classes as part of professional development.
- Ensure that department personnel accomplish assigned tasks in a safe and efficient manner.
- Direct and assist department personnel in operating and caring for equipment used in daily work assignments.
- Ensure that all assigned vehicles, machinery, equipment, tools, and supplies are accounted for, secured, and used correctly.
- Ensure that department personnel maintain accurate and complete time sheets.
- Direct department personnel, as necessary, in assisting other maintenance areas with work requests as assigned.
- Direct department personnel, as necessary, in assisting with snow removal including operating snow plows, tractors, etc.
- Respond to emergency situations during and after hours as requested for the purpose of resolving immediate safety concerns (Clogged drains, broken water lines, frozen pipes, gas odors, possible leaks, and emergency kitchen calls such as freezer/cooler malfunctions). Evaluate situation and take proper corrective action.
- Demonstrate professional image through appearance, language, and work ethic.
- Perform other duties as assigned.
Term of Employment: Twelve (12) months
Evaluation: Performance of this position will be evaluated in accordance with provisions of the board policy on evaluation of Classified Personnel.
