Reports To:                         General Director of Central Services and Facilities Planning           

 

Position Purpose:            To organize and direct the management of the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department in order to keep the District’s facilities and equipment maintained and operational so that they present no problems or interruptions to the education program.

 

Qualifications:

 

  1. High School graduate or equivalent. College degree preferred.
  2. Successful completion of a course of study in construction management from a college, trade, or technical school, and a minimum of five years experience in facilities management in a commercial or school environment. Any equivalent experience and training which provides the required knowledge, skills, and abilities will be taken under consideration.
  3. Knowledge of occupational hazards, safety precautions, voltages, hazardous materials, and proper ways necessary to perform the assigned tasks.

 

Knowledge/Skills/Abilities:

  1. Demonstrated proficiency with Microsoft Office software programs to include word processing, spreadsheets, Power Point, etc.
  2. Ability to work with a broad range of people including Administration and to effectively manage a budget.
  3. Demonstrated ability to supervise, direct, and engage personnel in carrying out multiple work assignments.
  4. Knowledge of current national, state, city, and local construction codes and ability to enforce them.
  5. Familiarity with principles of Crime Prevention Through Environmental Design (CPTED).
  6. Familiarity with painting, finish work, plastering, ceiling tile installation/repair, drywall installation/repair, carpentry, insulation, carpet installation/repair, flooring installation/repair, ceramic tile installation/repair, glass block, weather stripping, window installation/repair, door installation/repair, and door hardware and lock installation/repair. Such alternatives to the above qualifications as determined to be appropriate and acceptable.
  7. Familiarity with landscaping, grounds maintenance, mowing, fertilizing, soil testing, aerating, weed control, painting athletic field lines, heavy equipment operation, snow removal, machining, welding, concrete/asphalt, fencing, playground maintenance, upholstery, silk screening, sign making, drapery repair, blinds, shades, and roof repair. Such alternatives to the above qualifications as determined to be appropriate and acceptable.
  8. Familiarity with electronic systems, fire alarm systems, security alarm systems, camera systems, door access systems, circuit boards, chips, computer hardware and software (including applications and programming), etc. Such alternatives to the above qualifications as determined to be appropriate and acceptable.
  9. Familiarity with plumbing, lawn and irrigation repair, pumps, steam traps, boiler repair, food service equipment repair, etc. Such alternatives to the above qualifications as determined to be appropriate and acceptable.
  10. Knowledge of standard practices, tools, and terminology in painting, plastering, carpentry, flooring, weather stripping, window installation/repair, door installation/repair, and other assigned skill areas.
  11. Knowledge of standard practices, tools, and terminology in landscaping, grounds maintenance, roof maintenance, machining, welding, upholstery, sign making, drapery, blinds, shades, heavy equipment operation, and other assigned skill areas.
  12. Knowledge of standard practices, tools, diagnostic equipment, and terminology in electronics, fire alarm systems, security alarm systems, camera systems, door access systems, computer hardware and software, and other assigned skill areas.
  13. Knowledge of standard practices, tools, and terminology in plumbing, refrigeration, air conditioning, heating, and other assigned skill areas.
  14. Familiarity with installing equipment, machines, wiring, or programs to meet specifications.
  15. Ability to handle multiple priorities in a highly demanding team atmosphere, make decisions with limited data, and process information in an orderly, accurate, and timely manner.
  16. Ability to interpret specifications and schematics, and to work from blueprints, sketches, written and verbal instruction, and to understand the technical language within the assigned skill areas.
  17. Ability to design or modify components to meet job requirements in the assigned skill areas.
  18. Must have a valid Kansas driver’s license and possess a good driving record.
  19. Ability to work in varied weather and temperature conditions.
  20. Ability to perform work independently according to prescribed standards and procedures with a minimum of supervision.
  21. Ability to follow verbal and written instructions.
  22. Ability to read, write, perform basic math, and possess basic computer skills.
  23. Dependability and the ability to get along with others.

 

Physical/Emotional Requirements: 

  1. The incumbent may be required to use the below requirements during any part of the working day.
  2. The incumbent must be able to lift and carry up to 50 pounds.

Performance Responsibilities:

  1. Reports to the General Director of Central Services and Facilities Planning to receive each day’s assignments.
  2. Carry out job duties according to District policies and enforce these policies with all personnel under direct supervision.
  3. Work cooperatively with appropriate state, county, city, and local authorities to comply with existing safety codes, fire codes, building codes, health codes, etc.
  4. Assist with the development of an annual budget for Central Services and Facilities Planning.
  5. Supervise and evaluate staff performance for the Maintenance Supervisor – Carpentry/Painting, the Maintenance Supervisor – Roads/Grounds, the Maintenance Supervisor – Audio Visual/Electrical, and the Maintenance Supervisor – Plumbing/HVAC.
  6. Research, plan, and provide options for efficient and cost effective renovations, repairs, small construction projects, large construction projects, etc.
  7. Assist with the bidding of all large and small facilities planning and construction projects consistent with Board policies, administrative regulations, and available resources.
  8. Assist with planning, supervision, and inspection of large and small facilities planning and construction projects carried out by contractors, subcontractors, etc. consistent with Board policies, administrative regulations, and available resources.
  9. Provide or facilitate training for department personnel related to policies and procedures, safety, continuing education, etc.
  10. Evaluates, directs, and coordinates responses to emergencies relevant to facilities department.
  11. Plan, schedule, coordinate, and oversee the workflow of facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department.
  12. Estimates time, material, and labor costs for various work carried out by facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department as well as for contracted work.
  13. Maintains records including purchasing requests, payroll sheets, work orders, equipment purchases, capital outlay projects, bidding documents, inventories, cost estimates, etc.
  14. Assists with capital outlay budget for major and minor projects related to the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department.  Ensures competitive bidding and pricing.
  15. Prepares and processes purchasing documents.
  16. Ensure that facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department respond to work requests in a timely and courteous manner.
  17. Ensure that facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department perform maintenance and repair tasks in accordance with appropriate standards and procedures.
  18. Direct audio visual/electrical department personnel to install, troubleshoot, repair, maintain, and upgrade various types of electrical systems and components (lighting, security systems, alarm devices, intercoms, electrical panels, switches, circuits, scoreboards, timers, street signs, etc.), electro-mechanical systems, and equipment.
  19. Provide technical assistance to other personnel as necessary.
  20. Direct and assist facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department with development and carrying out preventative maintenance program.
  21. Recommend replacement and/or major repairs of equipment.
  22. Follow the District’s system for the receipt and issuance of parts and supplies as well as maintaining recordkeeping and inventories.
  23. Attend appropriate training sessions, meetings, and classes as part of professional development.
  24. Ensure that facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department accomplish assigned tasks in a safe and efficient manner.
  25. Direct facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department in operating and caring for equipment used in daily work assignments.
  26. Ensure that facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department maintain accurate and complete time sheets.
  27. Direct facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department, as necessary, in assisting other maintenance areas with work requests as assigned.
  28. Direct facilities personnel for the carpentry/painting department, the roads/grounds department, the audio visual/electrical department, and the plumbing/HVAC department, as necessary, in assisting with snow removal including operating snow plows, tractors, etc.
  29. Respond to emergency situations during and after hours as requested for the purpose of resolving immediate safety concerns.
  30. Demonstrate professional image through appearance, language, and work ethic.
  31. Perform other duties as assigned.

 

Term of Employment:                   Twelve (12) months

 

Evaluation:                                         Performance of this position will be evaluated in accordance with provisions of the board policy on evaluation of Classified Personnel.

 

Significant Associations:               The performance responsibilities are not limited to those outlined in this description and may include any other responsibilities as assigned by the administrator/supervisor.
